This step involves a complimentary consultation with you to understand your overall vision and specific characteristics of your new home. With this information, we can guide you on everything you will need to know about your project before you sign contracts or put money down. When building a custom home, it is key that expectations are set prior to starting on the project. Here at Mitchell Custom Homes, we are committed to transparency so that the journey is as simple and smooth as possible, with no surprises.
STEP 2: LOCATION – SELECT OR ACQUIRE YOUR LOT
A meaningful and necessary part of the custom home building journey is selecting your lot. It can be challenging so we encourage you to start early to think about where you want to live and your desired lot price range. At Mitchell Custom Homes, we likely will have a selection of lots for you to choose from in the Lakeland area but also, willing to build on the lot of your choice if you have already acquired it or planning to do so. We can tell you if the lot you choose is right for the type of home you expressed to us in the Discovery step. We can help guide you through those site-specific details and let you know if the lot will work with your vision. A lot’s size, shape, direction and other factors will play a role on aligning it to your dream home.
STEP 3: PLAN! DECIDE WHAT YOUR HOUSE WILL LOOK LIKE
After the lot has been secured, it is now time to discuss what your house will look like and finalize the important decisions that will be central to the scope of the project. This may entail a few meetings to discuss your requirements such as your target price point, number of bedrooms, layout preferences and more. Our custom home floorplans have been carefully designed and often are used by our clients with their own personal mark. We can even show you what certain aspects will look like with our current inventory to assist in making your vision come alive. Based on the insight you provide to us in these discussions, we will get to work on a preliminary schematic drawing of the layout and front elevation.
STEP 4: SECURE FINANCING
By now you have chosen a lender, you may have even decided what type of loan you will use. Now that you have a better idea of how much your custom house will cost, this is the ideal time to make sure your loan is secured at the amount needed. This will bring us to the next exciting step where things will get kicked off…Let the custom home journey begin!
STEP 5: SIGN CONTRACT… NOW LET’S GET STARTED!
Now that we have solidified the big decisions regarding your new custom home, the next step is signing the contract so that we can get started on this journey, an amazing and often once-in-a-lifetime experience. After signing the contract, we’ll then begin to set timelines and milestones for building your new home. We then introduce you to our team of experts who are accountable to keeping your project on time and on budget, provide you with complete architectural drawings of your new home, and start making preliminary selections. STEP 6: MEET YOUR PROFESSIONAL DESIGNER & CREATE YOUR NEW HOME

Most of us aren’t designers so we have done all of the hard work for you with our decades of experience. You are in great hands as we have hand-picked top quality materials within a variety of styles and budgets.
You will have your own Professional Designer to guide you on putting together and pricing out your stunning new custom home with the assistance of the latest tools and technologies. With countless decisions to make, we want this to be a positive and memorable experience for you – not stressful!
STEP 7: CONSTRUCTION – LET’S BUILD IT!
At Mitchell Custom Homes, we have an entire team of expert home building professionals dedicated to exceeding your expectations and delivering a high-quality home for you to enjoy for years to come! In achieving this, you will have your own Project Manager who is a phone call away in addition to your scheduled meetings throughout the process. The Project Manager will keep your project on schedule and within budget but also keep you informed of where we are in the construction of your custom home. Additionally, you will get access to our project management portal that, at your convenience, will provide project milestones, deadlines, as well as the status of the ongoing progress in the construction of your home.
STEP 8: COMPLETION – WATCH YOUR VISION COME TO LIFE
